My client is looking for an Assistant Property Manager to work
on their Real Estate Development throughout the Boston area. They
have been around for the past 20+ years, dominating this space and
contributing significantly to the growth and transformation of the
Boston Landscape. They put a large focus on giving their employees
room to grow from within and not to be pigeonholed into one space
or project discipline. Client DetailsMy client is a prominent real
estate development and management company headquartered right out
of Downtown Boston, with projects all throughout the Eastern
seaboard. They have established themselves as a leading player in
the industry, contributing significantly to the urban landscape in
Boston and throughout the East Coast. They were founded in the
early 1980s, since then developing a diverse portfolio from small
retail fit out projects to high rise buildings. They stand as a
respected developer in the area, seeking an experienced Retail
Project Manager who is passionate about commercial real
estate.DescriptionThe Assistant Property Manager will be
responsible for:
- Serve as a primary point of contact for tenants, addressing
inquiries, concerns, and requests in a timely and professional
manner.
- Foster positive relationships with tenants to enhance tenant
satisfaction and retention.
- Coordinate and oversee tenant move-ins, move-outs, and lease
renewals.
- Property Maintenance:
- Conduct regular inspections of properties to ensure they are
well-maintained and in compliance with safety and cleanliness
standards.
- Coordinate with maintenance staff and vendors to promptly
address maintenance issues and repairs.
- Oversee preventative maintenance programs to prolong the life
of building systems and equipment.
- Financial Management:
- Assist in the preparation and administration of property
budgets, including monitoring expenses and identifying cost-saving
opportunities.
- Collect and record rent payments, ensuring accuracy and
timeliness.
- Assist in the preparation of financial reports and analyses as
needed.
- Leasing Support:
- Collaborate with leasing agents to market available spaces and
attract prospective tenants.
- Coordinate property showings and tours for prospective
tenants.
- Assist in the lease administration process, including drafting
lease documents and coordinating lease signings.
- Administrative Tasks:
- Maintain accurate records of tenant communications, lease
agreements, and property maintenance activities.
- Prepare correspondence, reports, and other documentation as
needed.
- Assist with administrative tasks such as scheduling meetings,
maintaining calendars, and managing office supplies.
- Compliance and Risk Management:
- Ensure properties comply with all applicable laws, regulations,
and codes.
- Assist in the implementation and enforcement of property
policies and procedures.
- Identify and mitigate potential risks to property operations
and financial performance.
- Team Collaboration:
- Work collaboratively with property management team members,
leasing agents, maintenance staff, and vendors to achieve common
goals.
- Provide support and assistance to colleagues as needed to
ensure smooth property operations.ProfileThe candidate will have:
- 3 - 5 years of Property Management experience
- Retail project experience, experience in Construction
industry
- Soft Skills **great communicator, be able to interact/
communicate with clients**
- A passion for commercial real estate
- Civil Engineering background, contractor or developer
- Skilled in AutoCAD, Excel, Word, Blue beam, Procore, P6,
